That's the current median number of days it takes for a home to sell in Bristol County. Not twelve weeks. Twelve days.
That's not the kind of market where sellers can throw a sign in the yard and ignore preparation. It's also not the kind of market where buyers can wait forever hoping every home will still be available next month.
The SouthCoast market continues to move.
Inventory Remains Tight Across Bristol County
One number jumps off the page immediately.
Months of inventory currently sits at 1.79 months. A balanced market usually carries closer to five or six months of inventory. Bristol County remains firmly in seller's market territory.For buyers, this means fewer options.
For sellers, it means well-maintained homes continue attracting strong attention.
Wait... that doesn't mean every listing sells instantly.
The homes generating the strongest activity are typically priced correctly from day one and presented well online. Buyers have become more selective than they were a few years ago, and they're paying attention to condition, location, and value.
Home Prices Continue Moving Higher
The median sold price in Bristol County reached $559,500 during April, representing a 5.6% increase from the previous month.
At the same time, the county's median estimated property value climbed to $584,420, showing a 5.3% increase over the previous twelve months.
That's good news for homeowners who have been building equity.
And it's one reason many sellers who have been sitting on the fence are beginning to pay attention.

New Bedford has become increasingly attractive to buyers looking for value while staying close to the waterfront and commuter routes.
The interesting part is that many buyers relocating from Greater Boston and Rhode Island still view SouthCoast Massachusetts as one of the best values in Eastern Massachusetts.
That trend hasn't disappeared. If anything, it has become more noticeable.
